MEP Project Manager – Retail Fit-Out

Job Summary
The MEP Project Manager – Retail Fit-Out is responsible for managing and delivering all Mechanical, Electrical, and Plumbing (MEP) works for retail, F&B, and mall fit-out projects across the UAE. The role ensures compliance with mall management guidelines, local authorities, and tenant coordination requirements, while meeting tight handover deadlines.
Key Responsibilities
Retail Project Management
Plan, execute, and deliver MEP works for retail shops, restaurants, cafés, kiosks, and mall units.
Manage fast-track programs and ensure alignment with tenant opening dates.
Prepare detailed work programs, method statements, and authority submission schedules.
Design Review & Coordination
Review MEP drawings, shop drawings, load calculations, and specifications.
Coordinate with interior designers, architects, mall fit-out teams, landlords, and base-build consultants.
Resolve clashes between MEP services, ceiling layouts, signage, and retail equipment.
Mall & Authority Approvals
Obtain approvals from Mall Management / Landlord and authorities such as DEWA, Dubai Civil Defence, Dubai Municipality, SEWA, ADDC.
Coordinate NOCs, inspections, energization, and final clearances.
Ensure compliance with mall technical manuals and authority standards.
Electrical & ELV Systems
Manage power load schedules, MDB/SMDB installation, lighting control, emergency lighting, and signage power.
Oversee ELV systems including CCTV, access control, data, IPTV, and POS requirements.
Mechanical & Plumbing Systems
Manage HVAC systems (DX, FAHU, FCU, exhaust, fresh air, kitchen ventilation).
Coordinate chilled water or DX connections with base-build systems.
Supervise plumbing, drainage, grease traps, water heaters, and sanitary fixtures.
Fire & Life Safety
Ensure compliance with Dubai Civil Defence fire and life safety requirements.
Coordinate fire alarm, firefighting, kitchen hood suppression, and smoke extraction systems.
Cost, Procurement & Variations
Control MEP budgets, review BOQs, and manage variation claims.
Coordinate procurement of MEP materials with short lead times suitable for retail projects.
Quality, Testing & Commissioning
Ensure all MEP works meet approved QA/QC standards.
Oversee testing, commissioning, and balancing of systems prior to store opening.
Coordinate snag clearance with mall inspectors and consultants.
Handover & Close-Out
Prepare and submit as-built drawings, O&M manuals, warranties, and test reports.
Support tenant handover, authority completion certificates, and mall opening approvals.
Team & Stakeholder Management
Lead MEP engineers, supervisors, subcontractors, and vendors.
Act as the main MEP point of contact for clients, retailers, mall fit-out teams, and authorities.
Provide regular progress and risk reports to senior management.
Qualifications & Experience
Bachelor’s Degree in Mechanical or Electrical Engineering.
8–12 years of UAE MEP experience, with strong exposure to retail and mall fit-out projects.
Proven experience handling fast-track retail openings.
Skills & Competencies
Strong knowledge of mall fit-out guidelines and authority approvals.
Excellent coordination, negotiation, and time-management skills.
Proficiency in AutoCAD, MS Project / Primavera, MS Office.
Ability to manage multiple retail units simultaneously.
Preferred
UAE Driving License
PMP Certification (advantage)
Experience with major UAE malls (Emaar, Majid Al Futtaim, Nakheel, etc.)
