Job Description
We are a Dubai‑based villa contracting company seeking an experienced Quantity Surveyor with strong expertise in contract study and cost management for residential villa projects (G+1 / G+2). The ideal candidate will have a solid understanding of FIDIC‑based and bespoke UAE contracts, excellent measurement skills, and proven experience handling cost control, variations, and claims in Dubai villa projects.

Key Responsibilities
Contract Study & Commercial Management
Conduct detailed study and interpretation of contract documents, including Conditions of Contract, Particular Conditions, Specifications, Drawings, and BOQs
Ensure full contractual compliance throughout the project lifecycle
Identify contractual risks, obligations, entitlements, and cost implications
Prepare and manage contractual correspondence related to variations, claims, notices, and payments
Advise project team on commercial and contractual matters to protect company interests

Pre‑Contract & Tendering
Prepare detailed cost estimates and Bills of Quantities for villa projects
Review drawings and specifications in line with Dubai Municipality (DM) and local authority requirements
Analyze subcontractor and supplier quotations and prepare comparative statements
Support tender submissions, pricing strategies, and value engineering proposals

Post‑Contract Cost Control
Monitor project costs against approved budgets and forecasts
Prepare and submit interim payment applications as per contract conditions
Measure work executed on site for progress valuations and billing
Maintain variation registers and cost reports

Variations, Claims & Final Accounts
Prepare, evaluate, and negotiate variation orders arising from design changes, authority comments, or client instructions
Assess cost implications related to Extension of Time (EOT) and prolongation claims
Prepare and close final accounts with clients and subcontractors
---
Subcontract & Procurement Management
Assist in procurement and appointment of subcontractors and suppliers
Prepare and review subcontract agreements aligned with main contract terms
Evaluate and certify subcontractor payment claims and final accounts
---
Coordination & Reporting
Coordinate with Project Managers, Site Engineers, Consultants, and Client QS
Attend commercial and site meetings
Prepare detailed monthly cost reports, cash flow forecasts, and variance analysis
---
Requirements
Bachelor’s Degree in Quantity Surveying / Civil Engineering or related field
Minimum 3 years of experience in Dubai villa contracting projects
Strong command over contract study, interpretation, and administration
Solid knowledge of FIDIC contracts and UAE construction practices
Experience dealing with DM, DEWA, DCD, and other relevant local authorities
Proficient in AutoCAD, MS Excel, and cost control systems
Strong analytical, negotiation, and communication skills

Experience in villa finishing, fit‑out works, and MEP coordination
