# JOB DESCRIPTION: HOUSE MANAGER
**Position:** House Manager
**Department:** Household Operations
**Reports to:** Household Owners / Management
**Work Location:** Private Residence
## 1. Job Purpose
The House Manager will be responsible for ensuring the smooth day-to-day running, maintenance, and upkeep of the household, with particular attention to outdoor areas, household facilities, vehicles, and external service providers.
The ideal candidate should be practical, reliable, proactive, and capable of identifying maintenance issues, coordinating repairs, supervising external workers, and communicating updates to the household owners.
This is primarily a household management and maintenance coordination role, with occasional driving duties as required.
## 2. Key Responsibilities
### A. Household and Outdoor Maintenance
- Ensure the outdoor areas of the property are kept clean, tidy, and presentable at all times.
- Sweep and brush outdoor areas daily.
- Wash outdoor areas using water at least twice a week, as appropriate for the surfaces and water-use requirements.
- Monitor the general condition of the property's outdoor facilities and report any damage, faults, or maintenance needs.
- Ensure the swimming pool and garden are properly maintained by the relevant service providers.
- Monitor the work of gardeners, pool maintenance personnel, and other external contractors to ensure they complete their duties properly and to the expected standard.
- Follow up on outstanding maintenance tasks and ensure issues are addressed promptly.
### B. Household Technical Maintenance and Repairs
- Act as the primary point of contact for household maintenance and technical issues.
- Identify and report problems involving air conditioning, electrical systems, plumbing, appliances, and other household facilities.
- Liaise with technicians and repair personnel to understand the nature of problems, the proposed solutions, estimated costs, and expected completion times.
- Communicate clear updates to the household owners regarding the issue, progress, and any decisions required.
- Coordinate access for technicians and monitor repair work to ensure the required work is completed satisfactorily.
- Carry out basic, safe maintenance tasks where competent to do so, while ensuring that specialised or hazardous work is handled by qualified professionals.
- Report recurring faults and recommend preventive maintenance where appropriate.
### C. Vehicle Care and Maintenance
- Clean and maintain the household vehicles daily, ensuring they remain neat and presentable.
- Monitor vehicle condition and report any mechanical issues, warning lights, damage, or servicing requirements.
- Coordinate vehicle servicing, repairs, and other maintenance when instructed.
- Ensure vehicles are ready for use when required.
### D. Occasional Driving and Errands
- Drive household members, including the owners or Olive, when required.
- Run occasional errands, including purchasing or collecting household supplies and other items.
- Transport items or assist with other household-related tasks as instructed.
- Observe all traffic laws and maintain safe driving practices.
- Ensure the vehicle is handled responsibly and that any incidents or issues are reported immediately.
**Note:** Driving is an occasional responsibility and is not the primary function of this position.
### E. Communication and Reporting
- Keep the household owners informed about maintenance issues, contractor visits, and outstanding tasks.
- Provide timely updates on repairs, costs, and any additional work recommended by service providers.
- Seek approval before committing to significant expenses or authorising additional work.
- Maintain a proactive approach to household upkeep and communicate potential problems before they become serious.
- Treat the household, its occupants, visitors, and private information with respect and discretion.
## 3. Qualifications and Requirements
- Valid driver's licence appropriate for the household vehicles.
- Previous experience in house management, property maintenance, facilities support, maintenance coordination, or a similar role is an advantage.
- Practical understanding of household maintenance, including basic plumbing, electrical systems, air conditioning, and general repairs.
- Ability to supervise and coordinate external service providers.
- Good communication and problem-solving skills.
- Ability to work independently, organise daily tasks, and follow instructions.
- Trustworthy, punctual, respectful, and attentive to detail.
- Physically capable of carrying out outdoor cleaning and routine vehicle-cleaning duties.
- Willingness to assist with occasional driving and errands as required.
